Eligible veterans, service members, and certain surviving spouses may be able to buy a home in North Texas with a VA-backed loan and no down payment. You'll still need to meet lender requirements, consider closing costs and any funding fee, and choose a property that meets applicable VA standards. Your budget and eligibility determine what's realistic.
Who qualifies for a VA-backed home loan?
VA eligibility generally depends on qualifying service or another eligible status. You will need a Certificate of Eligibility (COE), and the lender will evaluate credit, income, and other underwriting requirements. The home generally must be for your own occupancy.
Start with the VA's official purchase-loan guidance and ask a lender experienced with VA financing to review your situation.
Does zero down mean you can buy with no cash?
No. A zero-down-payment loan doesn't automatically mean zero cash needed. Depending on the transaction, you may have earnest money, inspections, appraisal-related expenses, closing costs, prepaid expenses, and moving costs.
Some costs can be negotiated, but don't assume a seller will cover them. Request a written Loan Estimate and review the total cash needed to close.
What is the VA funding fee?
The VA funding fee is a one-time charge that may apply to VA-backed loans. Its amount depends on factors such as loan type, down payment, and whether you've used the benefit before. Some eligible borrowers are exempt, including certain recipients of service-connected disability compensation.
The VA allows eligible buyers to finance the funding fee, but other purchase closing costs generally cannot simply be rolled into the loan. Review the VA's current fee and closing-cost guidance.
Can a seller pay some of your closing costs?
Potentially. The VA permits negotiation of many closing costs. It also has a separate rule limiting certain seller concessions to 4% of the home's reasonable value. Not every ordinary seller-paid closing cost counts toward that 4% concession limit, so ask your lender to review the proposed contract terms.
What does a VA appraisal look for?
A VA appraisal estimates value and checks certain minimum property requirements; it isn't a complete home inspection. You should still consider an independent inspection to understand the home's condition. If concerns arise, your agent and lender can help you understand next steps under your contract.
Is a VA loan competitive in today's DFW housing market?
It can be. Sellers evaluate the entire offer, including financing, appraisal, closing dates, and other terms—not just the loan type.
The Texas Real Estate Research Center's October 2026 report described slower sales and elevated inventory statewide, but local conditions differ. More choices may create negotiating opportunities for some buyers; it does not guarantee that every seller will accept concessions or that every neighborhood favors buyers.
Where should VA buyers look in North Texas?
Start with the commute, monthly housing budget, property taxes, insurance, HOA obligations, and the kind of home that fits your household. Lewisville, Flower Mound, Highland Village, and other DFW communities offer different housing types and price ranges.
Don't choose a location solely because a citywide median price looks affordable. Compare actual listings that fit your budget, commute, and financing needs.
